Project  /  New Build Industrial, Enfield

Client  /  IDI Gazeley

Value & Duration  /  £5.3m - 22 weeks

This project involved construction of a new build warehouse unit totalling 89,000ft2. Associated offices and external works also formed part of the project. The building was developed on a speculative basis, the site itself is on the footprint of an old bakery facility, our works included remediation of historical contamination, diversion of a number of existing services and bulk earthworks to prepare the site. Additional constraints on site included the main train line to London on the eastern boundary and the M25 motorway on the northern boundary. We utilised vibro stone column techniques to minimise the size of the deep concrete foundations that would have been required. The buildings have been construction to achieve an EPC 'A' rating.

Project  /  New Build Industrial, Aylesford, Kent

Client  /  Roxhill

Value & Duration  /  £7.5m - 28 weeks

This project involved construction of three new build warehouse units totalling 200,000ft2. The buildings are developed on a speculative basis, the site itself is on the footprint of an old newsprint paper mill so huge amounts of concrete obstructions were removed from below the floor slabs that had been left in place following demolition. Additional constraints on site included the main train line to London on the southern boundary and River Medway on the northern boundary. We utilised Dynamic Compaction techniques instead of Vibro stone columns to minimise the extent of deep concrete breakout that would have been required. Each of the buildings has been constructed to achieve an EPC 'A' rating.

Project  /  New Build Industrial, Kimpton, Surrey

Client  /  Schroders

Value & Duration  /  £7.5m - 34 Weeks

This project involved the construction of five new build industrial units on a brownfield site in Kimpton, Surrey. The site itself was previously a household refuse landfill site. Additionally, the site was on a steep slope with 133kv overhead cables crossing the site. Our solution for the project was to retain all soil materials on site by building large reinforced earth retaining walls to the low areas of the site. Because the soil materials were weak and variable it was necessary to pile the buildings with 20m long precast piles, the external areas of the site were improved with a combination of cement stabilisationand high energy rolling dynamic compaction. Fit-out works to the warehouse and office areas of the larger unit were carried out directly for DesignPlan.

Project  /  New Build Industrial, Magna Park, Lutterworth

Client  /  IDI Gazeley

Value & Duration  /  £8.2m - 22 weeks

This project involved construction of a new build warehouse unit totalling 185,000ft2. Associated offices and external works also formed part of the project. The last new build plot at the original Magna Park, the building was developed on a speculative basis, the site itself is on the footprint of an old office building, our works comprised bulk earthworks to plateau the site followed by construction of attenuation pipes, cellular crates and lagoons. Due to the large level difference with adjacent plots a retaining wall solution was required to retain the perimeter service road. The signature IDI Gazeley graduated blue composite cladding was utilised to highlight the entrance to the landmark Magna Park estate that this unit occupies.
